Biographies
CHARLES K. SCHULMAN

Mr. Schulman, President, joined the company in 1978 after graduating from Ohio University. In 1981 when he earned the Institute of Real Estate Management's Certified Property Manager designation he was the youngest person to have ever done so. He also holds the designation of Certified Apartment Property Supervisor, given by the National Apartment Association, of which he was one of the first designates nationally. He is a licensed Real Estate Broker in the State of Ohio.

In 1980, Mr. Schulman was appointed President of the company by its owners. He purchased 50% of Carlyle Management Company in 1981 and purchased the remaining shares in 1983 to enable him to merge the company with the Columbus, Ohio based Rallie Company to form Barrington Group Incorporated. The merger was subsequently dissolved in 1988.

In 1988 he served his second term as President of the Northeast Ohio Apartment Association and became a Life Trustee and still serves on its Board of Directors. He also served, in 1988, as the President of the Northern Ohio Chapter of the Institute of Real Estate Management.

He has received IREM's award as Manager of the Year and was named Member of the Year four times by the Northeast Ohio Apartment Association. He served as Chair of the political action committee for the statewide APARTPAC from 1992 to 1994 and again in 1997. He also served as 1991 President of the Ohio Apartment Association. For five years, Mr. Schulman served as an advisor to the Gold Coast Condominium Coalition, representing condominium communities in Northeastern Ohio.

He served, by appointment of the area director of the Department of Housing and Urban Development, on the Board of the Community Housing Relations Board.

By appointment of the Governor of Ohio, he served on the State Housing Task Force and after appointment by the Speaker of the Ohio House, he was elected Chairman of the Select Commission on Fire Suppression Systems.

He is a nationally recognized lecturer and often speaks on topics including risk management and drugs & gangs and their effect on the apartment industry.

BETH A. CARSON

Beth A. Carson is both Secretary and Treasurer for Carlyle Management Company and serves as the company's Controller. Her career in Real Estate began in 1972 with Mortgage Advisory Service Company, the exclusive advisor to U.S. Realty Investments. After starting in the accounting department, she later became Administrative Assistant to the President with responsibilities including the monitoring of a $12,800,000 mortgage portfolio, public relations, employee relations/benefits administration, and acted as liaison to U.S. Realty Investments, a Real Estate Investment Trust with assets in excess of $850,000,000.

In 1978, Ms. Carson began working for U.S. Realty Investments (USRI) as Assistant to the C.E.O. At the time, USRI, a public company on the New York Stock Exchange, was involved in the development and management of residential and commercial real estate located in the United States and Puerto Rico. Ms. Carson was involved in Asset Preservation for the Trust properties and the day-to-day operations of a large real estate management office in Downtown Cleveland. USRI liquidated its holdings in 1983 and Ms. Carson remained as am employee through 1987 aiding in the identification and location of all shareholders entitled to liquidated assets.

EDWARD M. FRATUS

Edward M. Fratus is Vice President of Management for Carlyle Management Company in the Cleveland office. Mr. Fratus specializes in the management of condominiums and his portfolio includes associations that range from blue collar ownership to luxury lakeside units.

In his position, Mr. Fratus uses his accumulated maintenance and accounting experience that he gained in previous positions. From 1982-1987, Mr. Fratus provided on- site maintenance for a Cleveland area T.G.I. Friday's restaurant as well as in other facilities in other parts of the country. From 1987-1991 he was treasurer of a Cleveland based lighting company that focussed on the replacement and specialty lighting market locally, as well as across the U.S. and Canada. The firm marketed brand name lamps and fixtures to industry and the real estate management market.

He brings to Carlyle Management Company the experiences of being a resident in three different condominium complexes and has served on several Board of Trustees and has held different association offices including that of President. It was in this capacity that he became affiliated with Carlyle Management Company as he was a member of a Board that retained the company as its property manager. He later joined the company after completion of his term as a Board Member and upon the sale of his unit at that condominium.

KATHRYN SCHULMAN

Kathryn Schulman has, since 1988, held the responsibility to oversee the Accounts Receivables Department for all rental and condominium properties managed by Carlyle Management Company. As Vice President of Administration, she serves as the liaison with legal and collection agencies in the handling of collections and evictions and is responsible for initiating legal actions to maximize the collection efforts. She also supervises the dissemination of information with public agencies whose clients are involved in rent subsidy programs.

In addition to her undergraduate degree from Mount Holyoke College, Ms. Schulman has a background in research, having received a Masters in Library Science from Case Western Reserve University. Her research has included special projects in government document archives, and database retrieval analysis.

Ms. Schulman's previous experience in real estate management has included a position as assistant to the President of Realtek Industries, a major Cleveland-based real estate management and development company with properties throughout the Midwest and Southeast United States. At Realtek Industries, her position's responsibilities encompassed work involved with financing, new construction, renovation and asset management. She also worked closely with Consolidated Management Incorporated, the real estate management arm of Realtek Industries.

In addition to her current responsibilities at
Carlyle Management Company, Ms. Schulman also heads Management Billing Services, which provides billing, rent collections and record keeping for small rental property owners and self managed condominium and home owner associations.

THOMAS MAWBY

Tom Mawby joined the property management department of Carlyle Management Company in early 1997 and immediately became involved the operation a number of condominium properties including two very large associations. He currently services a portfolio of properties including a group of properties currently under development and serves as the liaison with the builder.

With property management being a business of discussion and negotiation, he is utilizing his Bachelors degree in Communications from Cleveland State University as well as the core real estate licensing courses which he has taken at Hondros College.

LAURA DULACH

In early 2000, Laura Dulach joined Carlyle Management Company as a property manager. She brought with her 8 years experience with as the co-ordinator of the of the home owner associations for the P.U.D.’s that Forest City Land Development was in the process of developing.

Having served on a number of association Boards gives her a unique perspective of the needs and wants of the Boards she works with and the association’s she now manages.

Mrs. Dulach’s experience on Boards included her work in formulating budgets and overseeing the spending of many of the projects. She is also very familiar with the legal governing documents and the in’s and out’s that are involved.

Coupled with that knowledge and experience is her familiarity with many of the local and national builders and developers working in the marketplace. Her rapport with many of them lend to our ability to work with those builders and developers on the projects that we are involved with.

DAVID A. HARRIS

In 1997, Mr. Harris received a degree in Sociology from Lakeland College. He holds licenses as an Insurance Agent and Real Estate Agent. He has taken continuing education classes for nine years. Mr. Harris is Notary Public. After college he was employed as a Service Delivery Consultant for Progressive Insurance Company.

Mr. Harris’ real estate career began in 1999 by purchasing shares of the NINA Real Estate Investment Trust and acting as a Principal and Manager. He directed contracting and sales departments toward maximizing asset value. Acting as an Agent for owners, government, and sub-contractors; he is able to communicate effectively in a range of investment scenarios. In 2005, Mr. Harris sold his interest in the REIT.

As employed by the Carlyle Management Company, Mr. Harris’ education and field experience permit him to operate in immediate action situations and get results. His responsibilities include managing upper and middle class home and condominium owners associations. Mr. Harris’ general contracting background helps to build an understanding between the developers and the boards of directors in new construction projects and in investments involving renovation.

HARRY FRANK

Harry Frank, property manager, joined the company in 2007 bringing over 25 years of property management experience with him. His career began in the heating and air conditioning industry and began in property management with a position with Associated Estates Realty Corporation managing large rental properties and remained with them 20 years. He has been credited with the very successful operation of a number of 500+ unit properties in the greater Cleveland area. He left AERC to take position at Skyline Management managing similarly large properties and moved into association management by accepting a position with MultiVest Management which he remained at for 5 years.

He brings a great deal of hands on knowledge as well as skill as a negotiator and analyst of contracts and contracting. He readily shares his experiences of over 30 years with other property managers and site managers and their staffs.
